Brookfield Properties gets green light for last-mile logistics hub in Melbourne's southeast

US multinational Brookfield Properties has received development approval for the Cardinia Logistics Estate in the Melbourne suburb of Pakenham, representing its first green light for such a development in Victoria.

Upon completion the estate will offer 180,000 sqm of last-mile facilities including 32 warehouses, with sizes ranging from 1,500sqm to 20,000sqm.

The announcement for the estate located at 60 and 130 Greenhills Road in Melbourne's tightly held southeast, follows the completion of the 12.6-hectare Connect Central Sydney Logistics Estate in Villawood.

The Villawood park is now more than 90 per cent leased or under advanced negotiation, with tenants including Kerry Logistics, Honest to Goodness, Scope Joinery, Ricky Richards, FJT Logistics, Seima and Euro Car Parts.

Early groundworks are now complete at Cardinia with Texco Constructions commencing construction of Stage 1, involving 50,000sqm of space, this month.

With project will target small and medium-sized businesses seeking scalable last-mile storage, warehousing and manufacturing facilities.

“Pakenham remains tightly held and has experienced rapid growth on the back of major infrastructure projects, with scarce opportunity in infill markets like the cities of Monash, Dandenong, and Casey."

The property has 630 metres of frontage to Greenhills Road, allowing easy access to the Princes Freeway (M1) via Koo Wee Rup and McGregor Roads. Upcoming major infrastructure projects including Melbourne’s North-East Link, the Dandenong South Inland Port, the Monash Freeway Upgrade, and the Suburban Rail Loop (SRL) are expected to further enhance connectivity.

The estate’s first warehouses will be available to occupy from late 2025, with an exclusive leasing campaign to be held through Lachlan Ferguson and Ned Murphy from JLL, and Gordon Code and James Stott from Colliers.
