Gold Coast developer Homecorp is gearing up for its third active high-rise project with the official launch of the $210 million Florence Residences to the market, adding to the group’s $3 billion property portfolio with a development that is tapping into demand for coastal and wellness-inspired living.
The 26-storey project, located on a 1,500sqm site at 24 Monte Carlo Avenue in Surfers Paradise, will deliver 120 curated homes paired with a private residents’ only wellness club, that the company says are designed to meet “a powerful shift in what buyers crave", namely spaces that “nourish the body, calm the mind and connect people to nature”.
Set overlooking Cascade Gardens, Florence Residences is the latest in a growing Gold Coast multi-storey portfolio for the company and comes on the heels of the completion of the $270 million Eve Residences at Labrador.
Homecorp is currently undertaking construction of two towers at Varsity Lakes which comprise the second stage of the company's Cienna Varsity Ridge development adjacent to Bond University. Sienna Varsity Ridge, a former joint venture with Morgan Stanley before Homecorp's buyout of the partner, follows completion of the first two towers in 2023.
Homecorp, which was founded by Gold Coast entrepreneur Ron Bakir and is majority owned by Toyota and Panasonic joint-venture Prime Life Technologies, says Florence Residences is targeting the wellness market for its latest development.
The company notes that the Global Wellness Institute has revealed Australia ranks fourth globally for wellness real estate, with a third of the country’s wellness market growth coming directly from residential development, making it one of the fastest-growing segments in the sector.

Prices at Florence Residences will start from $1.249 million.
Featuring an eastern European-inspired design, Florence Residences will introduces to the market a holistic lifestyle destination within one of the Gold Coast’s most exclusive coastal and park-side enclaves.
Homecorp says that beyond each residence is “a world dedicated to wellbeing and connection”, featuring a resort-style rooftop pool, hot and cold plunge pools, spa retreat, state-of-the-art gymnasium, and a spacious yoga and Pilates studio.
The project will also boast social and community-focused spaces, including a resident-only lounge with private dining and a rooftop bar, premium outdoor entertaining areas, a striking hotel-style lobby lounge, generous bike parking and pet-friendly perks including a heated dog wash.

Homecorp lodged a development application for the project earlier this year and since securing approval the company plans to undertake early site works over the next few weeks with construction scheduled to begin in early 2026.
The project is targeted for completion in late 2027.
Homecorp which was founded in 2004 by Bakir, has developed more than 10,000 dwellings nationally - largely through house-and-land subdivisions.
The company currently has 13 residential projects under way in Queensland and South Australia outside of its Gold Coast high-rise projects.
