Perth Airport's Skyfields enters major delivery phase as site works wrap up on Dunreath Green

Perth Airport's commercial property arm Skyfields has completed site preparation works on Dunreath Green, a 26ha mixed-use precinct within the Perth Airport Estate in the first major land expansion at the estate since the 1990s.

The milestone transitions the project into a "major delivery phase" as Skyfields looks to unlock more than 250ha of non-aviation mixed-use development sites over the next decade, forming a key plank of Perth Airport's broader $5 billion capital program.

Perth-based civil contractor RJ Vincent & Co delivered the bulk earthworks and site preparation for the precinct, which sits adjacent to an existing retail hub anchoring Costco, DFO Perth and a Woolworths and Dan Murphy's centre that collectively draws four million visitors annually.

Perth Airport's chief property officer Dan Sweet says the launch of Dunreath Green is a significant step in the long-term transformation of the estate.

“The completion of site preparation works at Dunreath Green signals Skyfields’ transition into a major delivery phase,” says Sweet.

“The scale of this land supports uses that simply aren’t possible in a standard suburban centre.

"It’s a ‘blank canvas’ for drawcard developments, adventure-leisure concepts and flagship showrooms.

“While these sorts of opportunities are increasingly difficult to find so close to the CBD , Dunreath Green will be a unique chance to create a world-class destination in Australia’s fastest-growing capital city, Perth."

Skyfields manages a property portfolio valued at $1.5 billion across more than 600 leases, with a vacancy rate of less than 1 per cent. The portfolio spans industrial, commercial, retail and aviation tenancies across the Airport Estate.

The Dunreath Green precinct is positioned within a 30-minute commute for 80 per cent of Perth's metropolitan population, a catchment Skyfields is banking on to attract a mix of retail, commercial and community-oriented tenants to the site.

Sweet says the development will integrate with the Redcliffe Station transit-oriented precinct, which connects the Airport Estate to Perth's Forrestfield-Airport Link rail line.

“This represents a fundamental shift in how we connect with our local community,” says Sweet.

“We are creating a destination where people can live, work and enjoy a vibrant town centre vibe, all within a $2.80 train ride from the CBD.

“As a ‘build and hold’ developer, Skyfields is the long -term custodian of this land.

“Our commitment is to the ongoing management and excellence of these precincts. We are looking for partners who want to be part of a legacy project that will diversify our property portfolio and redefine what an airport precinct can be.”

The delivery phase comes as Perth Airport rides a wave of record passenger volumes, with more than 18 million travellers passing through its gates in the 2025 financial year.

Perth Airport CEO Jason Waters has flagged the Master Plan 2026 as the blueprint guiding the airport's next phase of investment, encompassing terminal upgrades, airfield works and the broader non-aviation property pipeline.

Skyfields' expansion also follows Perth Airport's selection of Accor's Pullman brand for its first on-site hotel, a 240-room property forming part of the estate's evolving mixed-use offering.

While work on the new hotel was planned to start this year with an opening scheduled for 2027, the project has been delayed due to challenges in securing a builder which has now pushed the likely opening to 2028.
