Sekisui House gains development approval for two new towers as part of $5b Melrose Park master plan

Japanese partners Sekisui House Australia and Hankyu Hanshin Properties have secured development approval for the latest stage of the $5 billion Melrose Park urban renewal project in Sydney’s north-west, paving the way for the construction of two new residential towers.

Approval of the sixth stage of the Melrose Park master plan has been granted as the partners undertake construction of Dawn, the fifth stage comprising six buildings which is planned to deliver 368 apartments on completion in 2027.

Stage five was the first Sekisui House has undertaken at Melrose Park in partnership with Hankyu Hanshin Properties, with the latest addition to the master plan, known as Aeris, said to be “the most visionary stage yet”.

Designed by GroupGSA, Aeris will comprise two towers of 20 and 24 storeys, as well as a seven-level building atop a common basement podium, featuring 468 luxury apartments.

“Development approval for Aeris represents an exciting chapter in the evolution of Melrose Park in transforming the former industrial precinct,” says Alex Grujovski, the Sekisui House project director for apartment and mixed-use developments.

“This stage reflects our commitment to creating sustainable, vibrant communities that enhance the lives of residents and contribute in a positive way to the environment.”

Melrose Park, which Sekisui House has been progressing through various partnerships for the past decade, covers about 30ha and is guided by a master plan approved by the City of Parramatta.

When completed, the urban renewal project is set to create a thriving new community comprising 5,500 homes, a commercial and retail town centre and extensive parklands.

The Melrose Park Town Centre is being developed separately by Deicorp which began construction late last year with completion scheduled in 2026.

Melrose Park is also earmarked for inclusion on the Stage 2 route of the Paramatta light rail, pending approvals and NSW Government funding.

More than 52,000sqm of green open spaces have received development approval in Melrose Park, comprising Central Park, Wharf Road Gardens and Western Parklands, providing expansive green spaces for the growing community.

Alister Eden, principal at GroupGSA, says Aeris will be perched at the highest point of the masterplan with the latest residential offering in keeping with its lofty position.

“We were very conscious of taking advantage of the breathtaking views towards Melrose Park’s Central Park, plus district views that capture Sydney Olympic Park and surrounding greenery,” says Eden.

“Working closely with Sekisui House Australia, we have designed the building for those seeking a refined, nature-infused lifestyle and aspire to blend luxury with tranquility.

“Engrained in biophilic design principles, the development features lush north-facing courtyard gardens, heavily tree-lined streetscapes and unrivalled views elevated above the tree canopy, providing all residents with a constant connection to nature.”

Residents will enjoy premium facilities including a rooftop pool and recreation deck, offering panoramic views, as well as additional amenities such as communal alfresco barbecue and dining areas, a fully equipped gym and secure parking.

Sekisui House says the development of Aeris will enhance Melrose Park’s connectivity through pedestrian pathways, internal road networks and access to parks, the future town centre and key transport links. A publicly accessible through-site link will connect residents with future amenities.

The first apartments in Aeris are planned to be released in the current quarter, with construction expected to begin in late 2025 and completion slated for 2027.
