Suncorp settling into $800 million Brisbane tower

Suncorp will become the anchor tenant in a new Brisbane CBD tower, following a leasing deal which has been dubbed Brisbane's largest in a decade.

Mirvac is the developer behind the new $800 million tower at 80 Ann Street in the Brisbane CBD and announced today that Suncorp is to become the anchor tenant of the new property.

Suncorp will fill in 40,000sqm of office space in the new 32-storey development.

Designed by Woods Bagot, the building will provide Suncorp with the latest in innovative building practices and architectural design.

Mark Damant, director and global workplace architecture leader at Woods Bagot, says the building will become a "precinct" rather than a singular office building.

"This is unlike anything else in the city," says Damant.

"Spanning an entire block between Ann and Turbot streets, the development will help connect the CBD to the Roma Street precinct, the two courts buildings and surrounding plazas and squares to make a distinctive precinct of its own with an unprecedented civic and retail offering."

The building includes porous ground floors, and a green and open façade that will return the last remaining piece of Brisbane's oldest surviving fruit and produce market on Turbot Street back into the city fabric.

Providing a large continuous space on each level, the building's floorplates will be linked with stairs and atria that will create larger interconnected communities all the way up the Suncorp tenancy.

"This is also a mixed mode building in the true sense with arrival spaces connected to the outside via louvered and openable facades. With terraces and balconies available to each community within the tower Suncorp's people will be able to step outside at every third level, without having to go all the way down to the ground," says Damant.

"There will be an abundance of natural daylight and fresh air for optimum workplace wellbeing and connectedness."

At roof level and midway up the building, the new development will have "breathing floors", which Woods Bagot describes as "a new type of office tower experience".

"Conceptually these floors are designed as mixed mode 'garden terraces'. Timber pods housing meeting rooms, collaboration spaces and other client engagement spaces float on these floors as destinations within an informal arrangement. The terraces will connect employees back to other life essentials and fresh air. Visually, the connection to the city is direct and powerful Suncorp will be a part of the city," says Woods Bagot in a media release.

80 Ann Street is set to be partially completed in 2022.
